Pier and beam vs slab foundation repair

Most North Texas homes sit on one of two foundation types. They move for the same reason, clay soil, but they show problems differently and get repaired differently.

Slab foundations

When clay under a slab shrinks or swells unevenly, parts of the slab rise or drop. Repair usually means installing piers down to more stable soil and lifting the slab back toward level. Under-slab plumbing leaks can soften soil and are worth testing for in older homes.

Pier and beam foundations

The crawl space makes these easier to inspect and often easier to adjust. Common work includes replacing failed shims, adding supports between existing piers, and fixing beams damaged by moisture. Ventilation and drainage keep problems from coming back.

Questions

How do I know if my house is pier and beam or slab?

Look around the outside base of the house. Vents or an access door near ground level and a crawl space underneath usually mean pier and beam. If the floor sits directly on a concrete slab at ground level with no crawl space, it is slab on grade.

Is pier and beam repair cheaper than slab repair?

Often, for routine work like re-shimming or adding supports, because the crawl space gives access. Major beam replacement or extensive rot repair can still be costly.

Which foundation type is better in North Texas clay?

Both can perform well when built and maintained properly. Most newer DFW homes are slab on grade. Older homes, especially near historic downtowns, are more likely to be pier and beam.
